A process plan is an excellent aid to pricing, for instance, allowing you to break down labor, time and materials for each step of construction. This can be a great help when you need to price a new piece or determine whether your prices are profitable and competitive.

Can you keep it clean and have dust-free areas for finishing and display or office work? Many commercial buildings are very dusty. Do your neighbors generate chemical odors and fumes? Can you vent finish ing fumes without disturbing neighbors? Ceiling height One big advantage of many commercial spaces is high ceilings. A 12-ft. ceiling can give you maneuvering room, extra storage space, room for dust collection and lighting systems and the ability to fabricate tall pieces. The only disadvantage is extra height must also be heated and/ or cooled.

Ask in advance. Overestimate your utility requirements, and on a yearly basis be sure to considenhe expenses involved. A space with landlord-provided heat may be much cheaper in the long run than one you heat yourself. Ask about the expenses incurred by previous or similar tenants when talking to the local utilities. They may be able to provide an estimated utility bill based on prior or similar usage.
